How much does a roofer cost in 2026?

A new roof costs between €50 and €170 per square metre in 2026, depending on the material. A flat roof with bitumen is the cheapest option, ceramic tiles on a pitched roof the most expensive. Roofers also charge €40 to €80 per hour. Roofing itself is charged at the standard VAT rate of 21%, on labour and materials. Only roof insulation falls under the reduced rate of 9%, and then only on the labour: the insulation material stays at 21%. The home has to be older than 2 years. The Dutch tax authority publishes the conditions that apply.

What determines the price?

  • Type of roof covering: bitumen, EPDM and PVC for a flat roof, concrete or ceramic tiles for a pitched roof
  • Surface area and shape of the roof: corners, dormers and chimneys mean extra work
  • Whether roof insulation is included in the same job
  • Accessibility: a steep roof or high building requires scaffolding or a cherry picker
  • Asbestos in the old roof covering (common on roofs from before 1994) requires separate, more expensive removal
  • How busy the roofing company is and the season: in summer, waiting times and sometimes prices are higher

How much does a roofer charge per hour?

Expect €40 to €80 per hour excluding materials. For larger jobs, most roofers prefer a fixed project price over hourly rates, so you know where you stand in advance.

How much does a new 50 m² roof cost?

For an average home with 50 m² of roof surface, expect roughly €2,500 to €3,500 for bitumen, €2,750 to €4,250 for EPDM, €3,750 to €5,250 for PVC, €4,000 to €6,000 for a pitched roof with concrete tiles and €5,000 to €8,500 with ceramic tiles.

Is there asbestos in my roof and what does that mean for the price?

Roofs built before 1994 can contain asbestos, often in the corrugated sheets or under the roof covering. A roofer will have this checked first; if asbestos is found, certified removal is mandatory and that raises the costs considerably. Always ask about this before comparing quotes.

How long does replacing a roof take?

A flat roof on an average home is often done in 1 to 3 days. A pitched roof with tiles usually takes a little longer, especially if the underlying structure is also being repaired.

What is the difference between EPDM and bitumen?

Bitumen is cheaper to buy but lasts 15 to 20 years. EPDM (rubber) costs more per m², but lasts 40 to 50 years and is therefore often cheaper in the long run.

Do I already need to know which roof material I want for the quote?

No, you do not. Most roofers come round, inspect the state of your roof and advise which material suits it. You can simply note in your job description that you would like advice.

Is there a reduced VAT rate for roofing work?

Not for the roof itself. New roof covering, roof tiles or a repair are all charged at 21% VAT. If the same job includes insulating the roof, the labour for that part is charged at 9%, as long as the home is older than 2 years. The insulation material still goes at 21%. Ask your roofer to list those two parts separately in the quote, so you can see exactly where the difference is.
